The property will be offered in five individual tracts, with each tract bid separately on a per-tillable-acre cash rent basis for a two-year lease covering the 2026 and 2027 crop years. The per-acre bid will be multiplied by the tract’s total tillable acres to determine the annual rent, which will remain the same for both years. Each tract will be awarded individually to the highest acceptable bidder. No deposit is required at bidding; however, winning bidders must pay the full annual cash rent for the 2026 crop year by January 15, 2026, and for the 2027 crop year by January 15, 2027. Bidders may submit offers on any single tract or multiple tracts, but each tract will be awarded separately.
The auction will be conducted online only, with bidding open from 9:00 a.m. to 12:00 p.m. CST on Monday, August 25th, 2025. The property will be offered in five individual tracts, with each tract bid separately by bidding on cash rent per acre for a one-year period of time. The lease will cover the 2026 and 2027 crop years, and the per-acre bid will be multiplied by the tract’s total tillable acres to determine the annual rent. The winning bidder will pay this same total rent amount in 2026 and again in 2027.
