Terms & Conditions

  1. Auction Date & Time
    The Wyllie Farms Cash Rent Auction will be conducted as an online-only timed auction on Monday, August 25th, 2025. Bidding opens at 9:00 a.m. CST and closes at 12:00 p.m. CST.

  2. Auction Method
    The property will be offered in five individual tracts, with each tract bid separately on a per-acre cash rent basis for the 2026 and 2027 crop years. Bidders may bid on any single tract or multiple tracts; however, each tract will be awarded separately to the highest acceptable bidder.

  3. Bidder Registration
    All bidders must register and be approved to bid through bid.hiattland.com before placing any bids. By registering, bidders acknowledge they have read and agree to these Terms & Conditions.

  4. Lease Term & Possession
    The successful bidder(s) will enter into a separate cash rent lease directly with the landowner for a term covering the 2026 and 2027 crop years. Possession will be granted March 1, 2026, or earlier if mutually agreed upon by the landowner and the winning bidder.

  5. Payment Terms
    There is no deposit required at bidding. The full annual cash rent for the 2026 crop year will be due to the landowner by January 15, 2026, and the full annual cash rent for the 2027 crop year will be due by January 15, 2027. Payment instructions will be provided by the landowner.

  6. Insurance Requirement
    The winning bidder must carry a minimum of $1,000,000 in liability insurance covering the leased acreage during the lease term.

  7. Property Inspection
    Prospective bidders may inspect the tracts at their convenience. All tracts are offered “as is.” There will be no in-person auction day.

  8. No Warranties
    All information provided by Hiatt Enterprises is believed to be accurate but is not guaranteed. Bidders are responsible for conducting their own due diligence.

  9. Landowner’s Rights
    The landowner reserves the right to accept or reject any and all bids.

  10. Lease Execution
    Final lease agreements and all specific lease terms will be negotiated directly between the landowner and the winning bidder(s) after the auction.
